Our Richmond Project Is Complete - A Refreshed Rental For The Right Tenant
If you own a rental property, you’ll know how important it is to maintain and constantly refresh the property to attract the best tenants. The owners of this two bedroom cottage in beautiful Richmond contacted us to help them do just that.
The owners wanted to update and modernise the interior of the rental between tenants. Because we were in the middle of a lockdown this project was entirely online. We assessed the property with the help of photos and videos from the client. and proposed the design changes that would up-level the dated property.
Along with our client, we decided on the most important elements to focus on, the original wooden floorboards throughout were draughty and in bad condition, so a healthy part of the budget was allocated to installing stunning engineered wood floors in the reception rooms.
The kitchen was the next big issue, the orange toned wooden cabinet doors were dated and the laminate worktops and tiles needed replacing.
Our clients who are homeowners are usually exacting about their choices and want quality finishes and functionality, but also personality, and we strongly believe that we should deliver a well-considered design to tenants as well. Although the kitchen cabinet doors were an outdated orange wood tone, they were good quality, so professionally spray-painting the doors in Farrow & Ball’s Railings saved having to replace them. Re-tiling the back- splash, replacing the laminate worktops with a gorgeous Calacatta composite, the new matt black tap and appliances transformed this dated kitchen.
Having dealt with the main issues in the rental, we proposed the creative use of paint, on the staircase and fireplace surrounds, and proposed new stair runners and carpets throughout.
The client also asked us to work on some cost-effective ideas for the courtyard garden, cleaning the decking, replacing the damaged fencing, removing an old shed and repainting the garden wall a bold colour instantly modernised the space, and makes it a pleasant place to spend time in.
Touches like the pendant lighting, mirrors and window treatments elevate the cottage against the competition, as it means that the new tenants won’t have to spend on those themselves, and it sets the tone to help them furnish their new home when they move in.
